This property is a unique building in a high visibility area of South Philadelphia. The parking lot under I95 is free, well lit at night and typically has 30 or more spaces available at any given time. On street parking is free and abundant most of the time as well. Floor by floor:

 

The third floor has a 14'x15' master bedroom with two large closets. Next to that is a second 10'x12' bedroom/office with a large built in closet. Then the master bathroom has a bathtub and a 4'x5' glass block dual head shower and tile bench in the shower, an ample storage closet, heat lamps and a large pedestal sink next to the toilet. The bar area is at the top of the open staircase and leads to the bridge to the rooftop garden. The garden has 2.5'deep planters and an automated watering system. There are 3 ea 2”x12” beams sistered in the roof of the bar 20' from the wall on the roof to act as a load point for the roof deck that I never got around to building. The roof has running water from a garden spigot at 23' from the roof wall. The electrical circuit for the garden deck is a dedicated line for the lights and the GFCI plug outside so that this circuit can be used for expansion to the roof. There was a new 30 year rubber roof installed in march of 2010 and has a 15 year guarantee that is transferable to the new owner.

 

The second floor is a wide open design with the kitchen in the middle of the room. The kitchen has a two bowl stainless steel sink with garbage disposal. The stainless steel stove, refrigerator and dishwasher are less that 12 years old. The range hood does vent to the outside. The tiled area under the breakfast counter has sub floor heating as does the carpet under the living room area. The rest of the floors are ¾” Bruce (TM) hardwood floors with waterproof glue used during installation as to allow for wet mopping. There is a green powder room off the kitchen and a cut in cubicle for discrete litterbox housing if you are a cat owner. The second and third floors are wired for cable  and dual line satellite TV.

 

On the ground floor the store in the front of the building (Barry's Homebrew) is aprox 14'x50' with one bathroom and 2 doorways. The rear doorway is set to cut a hatch access to the basement if needed for future use, otherwise the only access to the basement is via bilco doors at the front of the building. The front store has a 4 year old 2 ton HVAC unit with a 2.5 ton blower rated to cool the entire first floor if additional ductwork is added if the two stores are combined for a single use.The rear store (Vacuum Spot) is aprox 14'x20' with one bathroom and an under the stairs closet.

 

The basement is unfinished with a 8x10 walk in box that is currently being used as a wine cellar (wine not included in purchase price) There are two sump pumps that were installed after the Lowes/Ikea complex was built, but have not been used (except for hosing the floors) in 4 years due to the city fixing the rainwater back pressure problem the new complex caused. The sidewalk was dug up in 1999 and the P trap and waste lines were replaced. The basement offer easy access to install additional plumbing and electric if needed.


In short, this is an old style double layer brick building with new construction and has been expertly and lovingly maintained.

This is a great place to live over your job as I have done for the last 15 years. It would be a great location for a 40-60 top restaurant. I planned one out a few years ago with a famous Philly chef when the brewing world had a hop crisis.
